Access Statement for The Stone Barn
Introduction
The Stone Barn was originally built in 1904, its conversion to holiday
accomodation was completed in March 2008. The Stone Barn stands alone in a large private garden and
courtyard with access to the front and 2
side doors of the property. We have
tried to provide as much information as possible in this statement, if you have
any queries please do call. We look
forward to welcoming you.
Pre-Arrival
• We have a detailed website www.selfcateringcottagesdevon.co.uk with pictures
and information on all of our properties. Please note the translator button for
different language options.

• The nearest bus stop is 1 miles away
in Clawton village or for more frequent service 3 miles away in
Holsworthy. Traveline public transport

• The nearest train station is in
Exeter, 45 miles away - there is a limited bus service calling in Holsworthy en
route to Bude.
• We offer the facility to hire
wheelchairs and other aides and equipment, please ask for contact details when
booking.
• We are happy to shop ready for your
arrival, please advise us of your shopping list at least 1 week before your
stay. We can also supply eggs from our own chickens and local fruit and veg and
extra logs for the fire if ordered in advance.
Arrival &
Car Parking Facilities
• Vehicle access to the property half a mile up an unmade track well maintained
and stoned but can be uneven after heavy rain or icy weather. There is a
concrete access to the gravel stoned parking area in front of the post and rail
fencing enclosing the garden. There is
ample parking space for 6 or more vehicles.
• This parking area has a rough stone surface up to the path which is sandstone
flagging and runs along the front of the wildlife activity centre to the garden
gate, then continues in a gentle slope downwards to the ramped main entrance
and courtyard. There is a step down 6ins/15cms to the lower courtyard and
second access door. The patio is also sandstone flagging to the front of the
property and french window style doors to the the living room. There are no
steps or thresholds from the path to the lawned garden.
• If you have an exact arrival time, we can arrange to be at the property to
greet you otherwise we will leave the key in a hidden agreed spot, with lights
on if you plan your arrival after dark. We will phone you on the house phone to
check all is satisfactory and you are happy with operating instructions for
heating and household appliances etc.
• Arrival at The Stone Barn is by narrow country lanes with single vehicle
access in places, please drive carefully. On departing from the property please
listen for oncoming traffic as visibility is limited.
• Dogs are welcome and we provide a dog basket, old towels, bowls and poop
scoop
Main Entrance
and general details
• Access to the house is usually via the outside door to the kitchen/dining
area via a left hand hinged door which opens outwards(max width 38ins/97cms)
over a 3 1/2 inch / 8cms step over threshold.
• Lower ground floor door to outside is the same as the side door to kitchen.
• Entrance via the french windows at the front of the property is available
although there is a sofa across the front of the window which you would need to
move. French windows opening 42ins/106cms wide opening over 3 1/2 inch/8cms
step over threshold
• The floor to the kitchen, dining area, sitting room, lower ground floor
corridor and steps between levels are all made of slate. There is a rug made of
goat hair and hessian on the living room floor with non-slip under rug, corners
and edges can curl up - beware.
• There are 2 steps from the kitchen area to the lower ground floor corridor
through a doorway 34ins/86cms wide with a low beam above at 6ft/183cms. The 2 steps
are 8 1/2 ins/22cms each down.
• There are 2 steps up from the kitchen/dining area to the living room area.
The steps are across an opening between the fireplace and the side wall -
52ins/132cms wide, steps each 7ins/18cms high.
• The lower ground floor bedrooms all have bamboo woodblock floors. The lower
ground floor bathroom, shower room, utility room and upper floor ensuite shower
rooms all have ceramic tiled floors. The first floor bedrooms have wide
reclaimed wooden floor boards. There are goat hair/hessian rugs with non-slip
under rugs in all bedrooms - corners and edges can curl up - beware.
• There is a wooden staircase from the living area to the first floor with
wooden hand rail on the left as you go up. There are 12 steps up in all with a
45 degree turn at the last 2 steps. - 33ins/84cms wide, each step 8ins/20cms up
and 91/2ins/24cms deep.
• Most mobile telephone networks operate from the Stone Barn but due to the
high level of insulation in the building guests might need to stand near to a
window or door to obtain a signal. Guests who do not have a mobile telephone in
their party should advise the owners so that emergency cover can be arranged.
Hall,
Stairs, Landing, Corridors etc
• Due to open plan nature of the property please see section above for details
of floor covering, stairs and steps.
• The lower ground floor corridor is 41ins/104cms wide between the skirting
boards at the base of the walls. There is access to this corridor from the
kitchen/dining room. There is a door to the outside and one window facing south
looking onto the courtyard. There are 3 wall uplighters into beamed sloping
ceiling.
• There are noise smoke alarms in the lower ground floor corridor, the kitchen,
sitting room area and upstairs landing. There are emergency fire instructions
in the welcome folder, a fire blanket and fire extinguisher in the kitchen.
Each bedroom has a fire escape window for emergency use only. Keys will be left
in all external doors - please keep them there for fire escape purposes during
your stay.
• Lighting varies throughout the house - see details below for each room
• Lower ground floor doors are all 31 1/2 ins/80cms wide and 76ins/193cms
high.
• Upper floor bedroom doors and doors to ensuite shower rooms are 28ins/70cms
and 77ins/196cms high
Sitting room
• sitting room is visible either side of stone fireplace from kitchen/dining
room.
• there are 3 large sofas (2 leather and 1 fabric) seating height 17ins/43cms with Fair Trade
scatter cushions and small bean bags.
• French windows face south and give access to sandstone patio at the front of
the property
• There is a window to the east and a window to the west - both have bespoke
deep chestnut sills with living plants and Fair Trade wooden ornaments
• Large coffee table 22ins/56cms high, 37ins/94cms wide, 61ins/155cms long
• Nest of 3 occasional tables, small table, large corner table with 37inch TV
and DVD.
• Lighting - there are 4 wall lights (2 on the east wall, 2 on the west wall),
1 table lamp, fireplace downlighters. There are 4 double socket points located
around the room. There is a thermostat to control heat on the wall at the foot
of the stairs rising to the upper floor.
Dining Room
• The dining area has a 8ft/244cms X 3ft6ins/107cms heavy reclaimed oak dining
table (height 31 ins/79cms) which is movable but it is very heavy. One leg at
each corner, easy access from all sides. 10 removable farmhouse wooden chairs
are provided (extra dining chairs are available from other parts of the house
if required). Plastic high chair is provided and will be left out if
requested.
• Lighting - 4 double wall lights, 5 point central chandelier, kitchen area
spotlights
• Heating thermostat on the wall near to access to lower ground floor
Laundry
• All bedding and organic bedlinen is provided
including spare supplies in bathroom cupboard. Towels are available to hire if
required, please let us know when booking.
• A rated washing machine is front loading, instruction book in kitchen
folder.
• Tumble drier above washing machine is front loading condenser system A rated
drier - requires water reservoir to be emptied after each use, takes much
longer than conventional driers.
• Washing line provided in the courtyard
• Fold out clothes airer, laundry basket, fold away ironing board and electric
iron, eco laundry balls - all in utility
room.
Shop
• Nearest shop is at the petrol station
on the main road A388 to Holsworthy about 2 miles away. There are a range of
supermarket /small shops/ farm shop/specialist health food shop, banks, pubs
and tourist information centre in Holsworthy 3 and a half miles away.
Outdoor Facilities
• There is a wooden garden gate from the parking area into the garden and large
vehicle access at the rear of the property for the owner/gardeners use only.
• The courtyard, paths and patio are all sandstone. The courtyard area is
enclosed between the Stone Barn (in an L shape)to the south and east, on the
north side by the wildlife activity centre and on the west by a post and rail
fence with stock fencing and a large wooden clad modern storage barn. Due to
the natural slope of the land there is one step down in the courtyard area
marked with wooden planters.
• The patio is at the front of the Stone Barn facing south - there are no steps
from the patio to the large lawned are which runs across the front of the
property and for approx 60metres X 20 metres down the east side of the property
and then around the back of the property. The entire garden is enclosed by post
and rail fencing with stock fencing to secure pets and small children. There is
a newly planted hedgerow of indigenous shrubs down the east and south
perimeter.
• There is a open sided shelter for recycling and bins at the side of the
parking area
• There are 2 picnic benches made from recycled materials with seats attached,
space at either end for additional seating. There are 2 X two person garden
seats made from reclaimed cartwheels.
• There is water and hose from an outdoor tap fed from the rainwater harvesting
system for washing down equipment and beach kit.
• There is a purpose built dog kennel with small run and indoor off floor
resting area made of wood with side view onto the courtyard. The dog kennel is
sheltered from prevailing west wind and is shaded from the south to prevent
heat and wind exposure for pets. If guests would like to leave their pets for
any length of time the owners are happy to call by and check periodically to
ensure no animal is distressed.
• A bbq is provided and is kept in the wildlife activity room, along with
additional outdoor tables and chairs
Bedrooms & Sleeping Areas
• Upper floor Kingsize bedroom 1 - Bed 6ft6insX5ft, mattress height 25ins/64cms.
Pocket sprung mattress. Bed head and bed foot. Large space on either side of
the bed. South facing hayloft window with lower safety glass as per building
regs. East and west facing windows with safety restrictors. 2 X 3 lamp
chandeliers, 2 bedside lamps. 4 double electric sockets. TV aerial point (tv
not provided) Exposed roof beam at 81ins/205cms from floor.
• Upper floor Kingsize bedroom 2 all the same as per room 1 except east facing
hayloft window.
• Lower ground floor bedrooms:
• Twin room 1 - 2 X 3ft beds with 34ins/86cms gap between. Mattress height
22ins/56cms. Pocket sprung mattresses. Wooden bedhead and foot. 4 double socket
points. 1 central pendulum light, 1 bedside lamp. Heating thermostat control. 2
windows - one facing north and one facing east with garden views.
• Twin room 2 - 2 X 3ft beds with 43ins/110cms between. Mattress height 22ins/56cms.
Pocket sprung mattresses. Wooden bedheads, no bedfoot. Ond pendulum chandelier
with 3 lamps, 2 bedside lamps, 4 double socket points. One north facing window,
one arrowslit window, one skylight to north. Exposed roof beam at 80ins/203cms.
• Lower ground floor kingsize room - 6ft6ins X 5 ft bed with wooden head and
foot. Pocket sprung mattress height 22ins/56cms. Space to left hand side of the
bed 24ins/61cms between bed and wall. Space to right of bed slightly restricted
by sofabed which can easily be moved to another part of the room. Space between
bed and wardrobe 31ins/79cms. Exposed roof beam at 80ins/203cms. One 3 lamp
chandelier, 2 bedside lamps, 5 double socket point, TV aerial point (tv not
provided). Window south facing onto courtyard, one high and one low window to
west facing barn.
• All the quilts are 13.5 tog with cotton covers and natural filling, 90% goose
down, 10% goose feather which has been collected from free range birds left to
mature naturally in the cold Russian climate.
• We provide 2 pillows per person: 1 non-allergenic, synthetic filled and 1
fine duck feather filled. Both provide medium/firm support and have 100% cotton
covers.
• Mattresses and pillows are covered by anti-allergy quilted protectors.
• All bed linen is 100% organic cotton although spare linen in the bathroom
cupboard is provided from our existing stock. Bed linen may appear crumpled,
this is because it is line dried and not ironed, it is always fresh.
Bathroom, Shower-room & WC [Ensuite or Shared]
• The feature bathroom is located on the lower ground floor. There is a free
standing bath - 25ins/63cms high in the middle from the floor with mixer taps
and over bath shower for rinsing. Wash basin height 33ins/84cms with mirror
over and shaving/make-up light, further light above toilet. Extractor fan
operated by light pull with isolator switch outside and above the bathroom
door. Skylight window in the roof and arrowslit window in north wall.
• Lower ground floor shower room with walk in shower - access width 20ins/51cms
with 3 1/2 ins/9cms step up into shower area. basin height 33ins/84cms with
mirror over. shaver point and light. Extractor fan as per bathroom. Skylight
window.
• There is a toilet in each bathroom or shower room throughout the house - 4 in
total - toilet seat height on all is 16ins/41cms
• Heating to lower ground floor bathroom and shower room is by underfloor
heating.
• Ensuite shower rooms have heated towel rail. Extractor fans as per shower and
bathroom.
• Ensuite shower room to upper floor master room 1 has 20ins/51cms wide shower
access with 11 1/2 inch/29cms step up into shower. Basin and toilet as above.
Low level west facing window with frosted glass.
• Ensuite shower room to upper floor master room 2 has 14ins/35cms wide access
with 6ins/15cms step up into shower. Basin and toilet as above.
Self-Catering Kitchen
• main entrance to the property is into the open plan kitchen/dining room.
• kitchen units and appliances are arranged along south and east walls of the
rooms in an L shape.
• Combined A rated Miele fridge/freezer
• Bespoke fitted kitchen units with soft close cupboards and drawers, work
surface height 36ins/91cms for floor standing cupboards, wall hanging cupboards
with crockery and glassware from 18ins/46cms above work surface to upper shelf
43ins/109cms above work surface.
• Double oven/grill Britannia electric range cooker with 6 ring ceramic hob.
Cooker hood with extractor and light above.
• Microwave oven
• Built in dishwasher with 12 place setting
• Single sink with side sink and single drainer in stainless steel facing west
window.
• Full range of stainless steel quality saucepans, stockpot,
roasting/casserole/serving dishes.
• Plain white professional crockery placings for up to 20 persons
• 7 piece cutlery setting for up to 12 guests, serving dishes, bread
baskets/fruit bowls/cookery books
• Full range of kitchen knives and utensils - please enquire with owners if you
have particular requirements or would like an inventory of all kitchen equipment.
• Sound system - radio/CD player, with Ipod socket
Additional Information
• The Stone Barn is a no smoking property. Smoking is not permitted in the
house or the grounds or the wildlife activity/games rooms.
• If you would like to use fireworks during your visit please advise the
owners. Fireworks can be particularly dangerous for nearby livestock/wildlife
in particular breeding barn owls and other birds, bats, horses, sheep and
cattle. Please ensure that all debris is removed.
• Dogs are welcome at all our properties and we provide a large dog bed, old
towels and bowls
. We do ask that dogs are
not allowed in the bedrooms or on the
furniture.
. We ask that dogs sleep
in the utility room, the kennel or their own travel pen at night and that
guests pick up after their dogs immediately.
. A dog kennel is
provided at the Stone Barn in the courtyard and for the other houses we are happy to 'dog sit' in our kennel at Beer Mill if you would like
to go out without your dog - pets cannot be left unattended in the houses.
.Sadly there has been
some damaged caused by chewing/scratching dogs and we must ask that owners are
prepared to cover the full cost of any damage or we will have to levy a damage
deposit (which we do not want to do - we prefer to trust our guests)
