Access Statement For Hill Cottage
Introduction
Hill Cottage was built in the 1700s and stands alone in a large private garden
with access to the front and rear of the property. We have tried to provide as much information
as possible in this statement, if you have any queries please do call. We look forward to welcoming you.
Pre-Arrival

• The nearest bus stop is 3 miles away in Holsworthy
or Clawton village. Traveline public

• The nearest train station is in Exeter, 45 miles away - there is a limited
bus service calling in Holsworthy en route to Bude.
• We offer the facility to hire wheelchairs and other aides and equipment,
please ask for contact details when booking.
• We are happy to shop ready for your arrival, please advise us of your
shopping list at least 1 week before your stay. We can also supply eggs from
our own chickens and local fruit and veg and extra logs for the fire if ordered
in advance.
Arrival
& Car Parking Facilities
• Vehicle access to the property is via a wooden 5 bar gate 12ft/3.6m wide. The
gate opens inwards allowing vehicles to enter the courtyard/parking area to the
rear of the house where there is ample parking space for several vehicles.
• This area has a rough stone surface up to the path which is concrete and
surrounds the house on 2 sides and part of the front.
• If you have an exact arrival time, we can arrange to be at the property to
greet you otherwise we will leave the key in a hidden agreed spot, with lights
on if you plan your arrival after dark. We will phone you on the house phone to
check all is satisfactory and you are happy with operating instructions for
heating and household appliances etc.
• Arrival at Hill Cottage is by narrow country lanes with single vehicle access
in places, please drive carefully. On departing from the property please listen
for oncoming traffic as visibility is limited.
• Dogs are welcome and we provide a dog basket, old towels, bowls and poop
scoop
Main
Entrance & Reception
• Access to the house is usually via the outside door to the utility area via a
right hand hinged door (max width 34ins/88cms) over a 4 inch step over
threshold.
• Kitchen door to outside is (max width 24ins/62cms) over a 4 inch step over
threshold.
• Entrance to the conservatory at the front of the property is via step up to
side garden gate, short concrete path, step up through glazed conservatory
door, further step up from conservatory into hallway.
• Other than the step into and out of the conservatory there are no internal
steps to the ground floor accommodation. The staircase leading to first floor
accommodation curves around a central post on the left with a hand rail on the
right. The treads are very narrow in places on the left and wide on the right.
Each step has a 9inch/23cm riser, there are 10 steps up.
• The hall, stairs, landing, dining room, sitting room and 2 twin bedrooms have
short pile, hard wearing carpet. The kitchen and conservatory have slate
floors, the bathrooms and utility room have tile effect linoleum, the 2 master bedrooms have wide wooden floorboards with
rugs.
• There is a telephone available in the downstairs hall with telephone card and
emergency outgoing service. A pad and pen are provided in the telephone table.
Public
Areas - General (Internal)
• There are noise smoke alarms in the downstairs hallway and the upstairs
landing. There are emergency fire instructions, a fire blanket and fire
extinguisher in the kitchen. Windows are lockable and there is a key in the
utility room. Please leave windows unlocked for fire escape purposes.
• Lighting varies throughout the house - spot lights and work surface lighting
in the kitchen, variety of wall lights downstairs, with additional portable
lamps throughout the house.
• Access corridors, hallways and doorways vary in size from 24ins/61cms to
32ins/82cms. Ceiling height and door height can be as low as 5ft 10ins to some
rooms. There are no steps up or down on the first floor between rooms.
Public
Areas - WC
• There is a downstairs toilet/shower room access via the utility area. Door
width is 27ins/70cms. There is an 11 ins/28cms step up into the shower tray,
with 19ins/48cms access to the shower.
• Upstairs bathroom includes bath with side access (bath height 22 ins/56cms),
basin and shower (step into shower tray over 8inch/20cms
step, access width 19ins/48cms). Separate toilet with right hinge door
30ins/77cms entrance.
• Isolator switches for extractor fans and electric shower at 5ft 10 ins height - these can be left switched on.
• Heating is by radiators all with thermostatic controls for individual
radiators and a general thermostat at the bottom of the stairs.
Restaurant
/ Dining Room, Bar & Lounges, Take Away & Cafe
• The dining room has a 7ft X 3ft farmhouse dining table (height 30 ins/77cms)
which is movable but it is very heavy. One leg at each
corner, easy access from the side facing the middle of the room. 8
removable farmhouse wooden chairs are provided (extra dining chairs are
available from other parts of the house if required). Plastic high chair is
provided and will be left out if requested, otherwise to be found in the under
stairs cupboard.
• The dining room also has Laura Ashley sprung mattress double sofabed (all
bedding and bedlinen provided in the linen cupboard upstairs) for guests who
are unable to use the stairs or extra guests. Mattress height
19ins/48cms when open.
Laundry
• All bedding and bedlinen is provided.
Towels are available to hire if required, please let us know when booking.
• Washing machine is front loading, instruction book on the worktop above.
• Tumble drier is front loading.
• Washing line provided across the front garden
• Fold out clothes airer, fold away ironing board and basic electric iron in
the understairs cupboard.
Shop
• Nearest shops
are in Holsworthy, 3 miles away.
Outdoor
Facilities
Rear garden slopes steeply and has tiers cut into the hill. The tiers have 4ft
drop to each lower level with a steep slope in the middle of each tier. Most of
the back garden is surrounded by banks and hedges with the west side flanked by
the lane and the east side by farm fields. The front garden is triangular and
fairly level and laid to grass with hedges and banks
surrounding.
There is a
shed for recycling, storage, garden toys and BBQ
There are 2
picnic benches made from recycled materials with seats attached, space at
either end for further seating and extra plastic garden chairs with arms.
There is water
butt and an outdoor tap and length of hose for washing down equipment and beach
kit.
Bedrooms
Kingsize room
– doorway 31ins/79cms X 5ft 9ins high. Floor - wide wooden floorboards with
non-slip backed rugs to either side and end of bed. Bed
6ft6insX5ft, mattress height 19ins. Large space on
either side of the bed.
Double room – doorway 32ins/81cms wide. Floor and rugs as per
kingsize room. Bed 6ftX4ft6ins, mattress height 22ins. Large space on either side of bed.
Twin room – 2
X 3ft beds with narrow space between. Mattress height 19ins.
Floor hardwearing carpet.
Twin room – 2
X 3ft beds with 1ft to 2ft space on either side of both beds. Mattress height 19ins. Floor hardwearing carpet.
There is a
mixture of feather and man made pillows and quilts which are moved around
according to customer requirements. Sheets and covers are polycotton gradually
being replaced by organic cotton as necessary. Extra blankets
and spare linen for all beds available in the upstairs linen cupboard at no
extra charge.

Routine maintenance is ongoing during quieter times of year and on changeover
